Step by step procedure to buy a plot of land :-

Here’s simplifying the process to purchase your dream plot of land in Navi Mumbai or any others. It is very important to look at these things while buying land. No one will tell you what is important when buying land.

  1. Visit the actual plot that you are buying. ( The area in which you are thinking of buying land, go and see the location yourself, go to the plot and see the google map on the internet in which area we have come ).
  2. Confrm the survey number and take 7/12 documents.Take the papers of the plot you have seen from the seller.
  3. This list of documents are important that you get these from the seller.
  •  Latest 7/12 & All mutations of that 7/12.
  • Search & Title Reports ( 30 Years ).
  •  Permission to cause public notice in local news paper.
  • NOC ( No Objection Certificate ) from advocate if a paper notice is given.
  • Saledeed Draft.
  • Aakarband OR Aakarfod documents of that survey no.
  1. Check this all documents to your own lawyer, if he/she says its clear then you can go for registration.
  2. Before registration, fix the boundaries of the plot by taking a Private Survey from authorised surveyor of the plot you are buying.
  3. Adding the surveyed map to the registration means that there will be no problem in future.
  4. 7/12 comes within 20 to 25 days after registration.
  5. After 7/12 to demarcate the plot with poles and take final possession.
